What moves the price

  • Access — a truck that cannot get near the house adds hours to every load
  • The number of penetrations: chimneys, skylights, vents, solar mounts
  • How many old layers have to come off before the new one goes on
  • Permit and inspection fees, which vary more between towns than people expect
  • Whether the valleys, drip edge and step flashing are being replaced or reused

These winds are not constant, which is the problem. A roof gets nine quiet months and then one night at fifty miles an hour, and whatever was marginal goes.

Use these as a sanity check rather than a quote. If every number you are shown sits well outside this range in either direction, that is worth asking about.

How much deposit is normal?

Ten to thirty per cent is ordinary, and is often used to order material. A demand for full payment up front is a reason to walk away.

I rent. Can I use this?

You can submit it, but the owner has to authorise any work, so the useful move is to get the landlord to make the request or to give you permission in writing first. Contractors will not start work for a tenant.

How long does a re-roof take?

A straightforward asphalt roof on an average house is one to three days. Tile, slate and complex rooflines take longer, and weather stops work more often than anything else.
