The assumptions, in full

  • A fixed rate, equal payments, and interest compounded monthly. Nothing is deferred and nothing balloons at the end.
  • No down payment, no dealer or origination fee, no prepayment penalty, and no insurance product added on. Real roofing finance often carries a dealer fee, and it is usually already inside the price you were quoted.
  • Promotional "same as cash" and zero-interest offers work differently: the interest is typically owed retroactively if the balance is not clear by the deadline. This table does not model that.
  • The prefilled amount is the middle of the typical replacement range for Ontario from public cost data. It is not a quote for your roof.

Are you a roofing company?

No, and it matters that we say so. We are a referral service, not a contractor. The roofing work, the licence, the insurance and the warranty all sit with the independent company you choose.

How long should a roof last here?

Rated life and real life are different numbers. Here, ordinary rated life is a fair guide, provided the attic breathes. Ventilation and the quality of the installation move that more than the brand does.

How many contractors will contact me?

Up to three. That is a hard cap, not a guideline. Three is enough to compare and few enough that your phone stays usable.

Should I take the cheapest quote?

Only if it is the same roof. Most large gaps between quotes are scope gaps. Ask the cheapest contractor which of the other quotes items they have left out, and why.

What if the decking is rotten underneath?

Expect a few sheets on most older roofs. Get the per-sheet rate in the contract. Open-ended decking charges are where a fixed price stops being fixed.
