Tile pricing has two parts that get confused: the tile itself, which lasts decades, and the underlayment beneath it, which does not.

What moves the price
- How many old layers have to come off before the new one goes on
- Access — a truck that cannot get near the house adds hours to every load
- Warranty tier, which is really a question about who honours it in fifteen years
- The number of penetrations: chimneys, skylights, vents, solar mounts
- Where you land in the season; crews discount when the phone is quiet

These winds are not constant, which is the problem. A roof gets nine quiet months and then one night at fifty miles an hour, and whatever was marginal goes.
Ask specifically whether the quote is for new tile or for relaying the existing tile. The difference is enormous and easy to miss.

Do I need a permit?
Almost certainly, for a full replacement. The contractor should pull it, and the fee should be a visible line on the quote rather than a surprise.
What does a new roof cost in Ontario?
For a typical Ontario home of about 23 squares, an architectural asphalt re-roof usually lands between $11,500 and $28,000. Tile, slate and standing-seam metal run well above that. The number moves on how many old layers come off, how much decking is soft underneath, and how easily a truck can get to the house.
