Before you let anybody on the roof
The things worth pinning down on a repair job. A contractor who has not raised them has not looked properly.
- What it would cost to replace instead, so you can compare like for like
- Whether the surrounding material has enough life left to be worth tying into
- What the repair does to any remaining manufacturer warranty
- Where the water is actually getting in, not just where it is showing up
- Whether matching material is still available in your colour
Leaks rarely start where the stain is. Water travels along the underside of the deck and down a rafter before it drops, which is why a repair that goes straight to the discoloured patch usually fails twice.
Repairs on a roof with five years left are money well spent. Repairs on a roof with two are usually a deposit on the replacement you are about to buy anyway.
A good repair visit starts in the attic, not on the roof. Daylight through the deck, wet insulation, and rust tracks down a nail shank all say more than a walk on the shingles.

How many contractors will contact me?
Up to three. That is a hard cap, not a guideline. Three is enough to compare and few enough that your phone stays usable.
Should I take the cheapest quote?
Only if it is the same roof. Most large gaps between quotes are scope gaps. Ask the cheapest contractor which of the other quotes items they have left out, and why.
What if the decking is rotten underneath?
Expect a few sheets on most older roofs. Get the per-sheet rate in the contract. Open-ended decking charges are where a fixed price stops being fixed.
Can I just put a new roof over the old one?
Codes in most places allow two layers. That does not make it wise. You lose the chance to see the deck, and the next roofer has twice as much to remove.
